We stayed here for three nights in the Livingstone area. The access to the falls on the Zambia side was an easy walk and the entire grounds were immaculate. The staff was extremely nice and made our stay more enjoyable. The spa was amazing and all amenities were terrific. Being able to walk out of your room and see zebras and giraffes is an experience I'll never forget. Highly recommend staying here and would stay here again if I'm in the area in the future.

We stayed at Royal Livingstone Anantara in late July 2026. Even though we only stayed there for two days, our experience was incredible. The accommodations were very nice, clean and comfortable. It was very cool to see the wild life roaming around the property (Zebras, Giraffes and Impalas). The on-site restaurant had great food and drinks, including a customized Vegetarian Indian Food for us on one occasion. This property is situated at a very convenient location. It's super close to the Zambia side of the victoria falls. There are several excursions available on the Zambia side of Victoria Falls. We enjoyed the walking tour of the falls, the helicopter ride and the visit to the elephant cafe. Only one thing I'd like Royal Livingstone Anantara to improve upon. They had made several errors on our check out invoice. This seems to have occurred due to communication lapses. However, the errors were corrected quickly though. Overall, we highly recommend this place!

Beautiful property with iconic designs and decorations. Friendly staff, beautiful scenic view, and delicious breakfast buffet. You'll find giraffes, zebras, impalas, and monkeys on site. Overlooking the Zambezi River, we could hear hippos snorting. Sunset view was spectacular from the swimming pool. For us it was a 10 minutes walk from our room to the entrance to Victoria Falls (Zambia side) and entrance fee was already included, or you can get a golf cart ride. Overall it was a memorable lovely stay.

Staying here was the final element of our holiday of a lifetime! |We were warmly welcomed by singers and placed int eh bar with a drink for checkin! On the surface the check in seemed excellent however the lady said she had booked us a table at the restaurant for that night and the next night for the themed night but neither were done. We didn’t find the front of house staff to be very friendly or helpful. |However the restaurant staff, security and cleaning staff were amazing! |We stayed in 5042/5043 and both rooms were amazing! Our butler and cleaner were just so very helpful! The hotel is very expensive! Dinners and drinks were on the expensive side. In the drift restaurant we were told it was a buffet which was a lot of money and we only wanted a light meal! This was disappointing! Breakfast was lovely and everything you could have asked for! Drinks on the sun deck watching the sunset was just wonderful! Spending the last 3 days surrounded by zebra, impala and giraffes so close to the falls was just magical!

Absolutely beautiful hotel with gorgeous grounds and, of course, an incredible setting overlooking the river and falls. However, this is not a five-star hotel, and for the price, my husband and I both left feeling a little disappointed. The team are incredibly friendly, special mention to Betty, who was absolutely delightful, but the service at both restaurants was extremely slow. At dinner, our waiter left the bottle of wine on the table and took more than 10 minutes to return, so we ended up pouring our own glasses. Unfortunately, the food was also very, very average (stale bread every morning at breakfast). The room was another disappointment. If we had paid half the price, we would have been much more willing to overlook these things. But at $1,000+ per night, the rooms need some extra TLC, as do the little details: for example offering a variety of mugs and providing quality wine glasses and champagne flutes. Even something as simple as calling for an iron highlighted the lack of attention to detail: the iron that was brought to our room didn’t actually work. These may seem like small things, but when you’re paying this kind of price and are well travelled, they really do make a difference. The setting is spectacular and the staff are lovely, but overall, the experience didn’t live up to the five-star standard or the price tag.

They really made my birthday feel special and was a nice touch. The check-in experience seems a little varied but the nice butler service made up for it. Nice breakfast selection. Rooms could do with a refresh but the grounds are beautiful.

We enjoyed our stay at the Royal Livingstone but we could not help feeling that the experience could have been that much better. The issue was really one of poor management and perhaps a lack of training in some instances and the food offering could be better. The location and feel of the hotel is wonderful and the staff were generally really kind and helpful. We really enjoyed the pool and the wildlife at the hotel which was really different and amusing and the rooms were satisfactory. Clean and with everything you need but perhaps a little tired and dated. The wonderful staff were perhaps not always well trained and this led to a few frustrations, where bookings were not confirmed, or confirmed when not made and orders for food and drinks were taken incorrectly. We ate at the restaurant by the waterfront one evening and found it to be cold, dark, lacking any atmosphere and the service and food was really poor. I am not sure why this restaurant is there really. The main hotel restaurant and bar were better but quite expensive and a bit average and limited in terms of the food offering. Activities were wide ranging but in some cases quite expensive and we didn't feel they were always well organised or good value for money. We went riding one day and found the riding helmets to be really old and poor quality and they would offer no protection really. I needed to hand out some tips before we left and I spent an age trying to get change for a 500 Kwacha note and it was frustrating that nobody in the hotel could help. Again most of these things come down to the hotel management. When we tried to provide some feedback we found there was little effort made for the manager to meet with us. On check out we finally met but it felt a bit too late. This could be a super hotel but it probably needs a little refurb now and most importantly, management need to raise there game somewhat. We would like to thank the wonderful staff at the hotel, many of whom made a real effort to be kind and helpful during our visit.

It was nice experience to stay at Royal Livingston. We had a wonderful time. The high tea experience could be make much better with swift service, and more savory items (It was loaded with too many sweets that we didn't even touch few of them). The kubu restaurant and the Old Drift restaurant food was great. Overall, it was nice stay.
