Cleanest place around. The rooms are all different. We have stayed in 3 different rooms over the last 3 years and all were impeccable. The owner Mr. Living is always on the premises to keep thongs in order and greet the guests. Parking is right yet definitely availble..welcome to Iraly.. .Europe. Breakfast is easy, Waterton fridge they have wine you can purchase. The garden is quiet and peaceful yet perfect for kids to run around and play. Totally fenced in and the grounds are clean. Wifi never an issue and I worked from there. Great choice!

After ending with a blown-out tyre on the highway in a full storm and all the stress accompaning such an adventure... It was so fantastic to hear the caring and calm voice of Livio! We where very welcome to come and stay. He helped us park our camper and car on their own property while a cloud outburst was happening and made us feel very welcome. Great matrass! Great room! Wonderful shower/bathroom. And a super breakfast! All helping to turn a bad story into a great story! Thank you so much Livio! We were very happy with everything! Livio is a personable young man who works hard to ensure his guests are happy. He graciously picked us up at the train station even when it meant a return trip after our train was delayed. The B and B is clean and spacious and has everything you need. Breakfast was fresh and plentiful and the coffee delicious! Livio has bicycles available for guest use and is helpful in offering directions and advice for tourists. We easily traveled to the old center by public transit (stop is very close to house) and even walked there a few times. We would without hesitation recommend this B and B and we would certainly stay there again.

We couldn’t choose a better place to explore Lucca and we had a chance to see many other places such as Pisa, Firenze. We have contacted the manager directly on the phone and he has made us a better price. The room was lovely, the garden and the area were quiet and perfect to have some rest. Breakfast with many choices: fresh fruits, cakes, yogurts, croissants, juices, cappuccino, hams, cheese, muffins and so on. Flavio can give you many tips about places to see and restaurants where to eat properly. We would really like to come back here.

This location is a great location if you want to visit Lucca, Pisa, Livorno and other nice villages. It is located 30 min drive from the airport. Livio and his mother are the kindest hosts ever. Breakfast is great and very complete. The only downside: the rooms are noisy, it is easy to hear the neighbours. Will we go back? For sure!

Had a perfect stay in the accomodation. Everything was very clean. The host was very helpful and friendly providing us all the infos to the town and surroundings. If we will be near by again or will be making a stop on our next trip to Italy we will definitely stay there again.

Super great place! The B&B is gorgeous and well located. I made the reservation over the phone (WhatsApp) and they gave me a great deal. The breakfast is fresh and delicious. The place is in a very relaxing area but close to everything, would definitely recommend!

This B&B has only a few rooms and is run in a very personal manner. The owner Livio has several times offered me support before I even asked. He picked me up from the train station, explained to me how to get to Pisa by bus and recommended good restaurants. I stayed for three nights at this place and slept fine, also because of the mosquito nets in the windows. Going to the city center by bicycle is a bit adventurous as there are no bike lanes but overall this is a fast and easy way. Within 10minutes you reach the old town and Livio offers bicycles to his guest. I very much enjoyed discovering Luca and Pisa and this B&B was the perfect home to me.
