As a preliminary remark, I note that I never post bad reviews. If I have a complaint (which I rarely have), I try to settle this with the owner. But this is an exeption. I booked a family room (at the last moment) for one night in the May holiday season. The price was EUR 550 (including breakfast). The building itself is nice from the outside and the location (near to the Vrijthof) is fantastic. However, immediately upon arrival, I noticed that the room was in a very poor state. The bathroom had significant mold, flushing centre of toilet was put together with ductape, painting work was in very bad shape and room was dusty. There are other points to mention however these were the most significant. I decided not to sleep there and to turn home. After consultation with the hotel, I got a refund of EUR 100 and the hotel admitted that the state of the room was not as it should be and that the hotel will be renovated on short notice. The EUR 100 is not satisfactory to me, however I do not feel like starting a legal procedure. I do however want to warn new potential guests.

The location is good and the garden is pretty - but those are the only positive things I can say about the hotel. First, there was no warm water for the shower and an obvious lack of care going into maintenance - broken light fixtures and such. There is no reception, only a digital check-in and then you are provided digital keys, so it’s all quite impersonal and hard to find someone to attend to any issues with the room. It seems like they’re trying to cut costs and corners, yet the room rates seem too high for the poor experience and service you’re actually getting. You can definitely find much better places to stay in Maastricht, avoid at all costs.

Very nice reception guy , it is not his job because you have to check-inn by yourself ,  but he helped us out ..Rooms are a bit old and must be updated. We understand what they like todo with the old furniture but this can be done better. The small carpet(?) in the front of the bed was not clean and full of dirty spots. The floor had a lot of wear and tear, TV is not big, more laptop size and our remote control was not working, also the shower is with very low water pressure , better take your time. By the way there is a very  nice "breakfast"  woman, who wished us a great day.This Hotel has a lot of potential but needs an upgrade, broken chair in the hall first floor is not the best income to your room. 4 star rating is not the right level..for the total..

Rooms were amazing exposed timber beams on the ceiling amazing cozy beds. Not great service self check in the code didn't work we called someone they picked up quickly but they forgot to send they key so the sent that eventually location was great centre of Maastricht. Had a beautiful communal garden. List of maintenence in room 32 . Soap detaches in toilet area . Dust under double bed . Shower damage

When you’re looking for the right balance between romantic character, A+ location and comfort, you might end up here. Everything seems to be done with ‘Sprezzatura’. We loved both the gorgeous garden view and the closeness to the Vrijthof. We slept like angels and woke up with the smell of croissants in our noses… This felt like a secret we want to keep, but feel obligated to share! Definitely our home during our next visit!

We got a nice room. Older building without an elevator. Self check in is easy but the warmth of a receptionist would be an asset. Quick to respond to messages.

We stayed here on Saturday 13/06 - very poor conditions for a 4 star hotel - this should be a 3 star - the ceiling is falling in the breakfast room on the buffet where people take the food, as well as the old arab lady that is serving looks always grumpy and does not speak dutch. The buffet was ok, we had plenty of fruits from pineapple, to melon & mango yum. The rooms are in bad conditions and they don't give you water in the room. Not even worth a visit! Also in the breakfast room the ceiling is falling on the buffet! Terrible!

My stay at Boutique Hotel Sint Jacob was a pleasant experience overall, though there are areas that could be improved. The self-check-in via iPad went smoothly, but clearer signage would make it easier for guests to find. Keeping the reception area open at all times or making the courtyard more accessible could also help. As someone with a design background, I appreciated the preserved staircase, wooden beams, and beautiful floors. However, the landings on each floor felt a bit dark, adding mirrors or more lamps could brighten them up. The bathrooms are a good size, but the showers are very small. The breakfast staff member was warm and talkative, which I really valued, and the coffee was excellent. The back courtyard is lovely, though doors opening directly onto it would make it even more inviting. Soft background music during breakfast or in the courtyard would add to the atmosphere. Guest rooms could benefit from carpets to absorb sound, and the TVs are quite small though with so much to do nearby, that’s hardly an issue. I also think offering bicycles at the hotel would be a great addition for guests wanting to explore. You are walking distance to mostly everything. I was pleased to see that cleanliness seems to have improved compared to some older reviews: there was no dust in cupboards, under the bed, or on surfaces. Finally, the location is fantastic just a short walk from great restaurants and shops. With a few small updates, this hotel could be truly exceptional. Will be back
