A Deluxe Disappointment Featuring a Wet Dog Aroma and Mystery Stains Where do I start? My partner and I booked a three-night stay in a "couples deluxe room," expecting comfort but receiving a masterclass in neglect. Upon entering, we were greeted by the distinct, unmistakable scent of wet dog. The cleanliness was shocking: the floors—including the tiles—were covered in sticky black stains and unknown white substances, while the windows were plastered with filthy fingerprints. Dust lined the drawers, and stray hairs were left behind in the bathroom.The "deluxe" amenities were practically non-existent. We had no plates, no toaster, and exactly one teaspoon for cutlery. The spa pool was completely broken. Worst of all, the bathroom door could not close because the wood had swollen shut—an issue that became immediately obvious once we turned on the poorly ventilated shower.To top it off, our door had a massive gap underneath it, making the room so loud we were repeatedly jolted awake by doors slamming down the hall. On Sunday, management flatly refused room service, citing "low occupancy"—an unfair penalty for paying guests. The only saving graces were the genuinely comfortable beds and a good buffet breakfast, but they certainly didn't salvage this poor experience. Save your money. Definitely a management issue not a staff issue. Staff were very kind.

This is actually the second time we stayed at this hotel, the first was when we did 2 weeks quarantine here during Covid in February 2021, when it was still Rydges. The hotel is located well for all Rotorua’s attractions, and the views are awesome, both times we’ve stayed have been on the top floor. For the price we paid, which was $110 a night, which included breakfast and a $20 voucher per night to use on room service/restaurant etc we really couldn’t complain, the rooms are spacious, relatively clean and the beds are comfortable, and the staff were very friendly and attentive. The restaurant menu is pretty limited, especially if like myself you don’t consume meat or dairy, this isn’t something that surprised me, the buffet breakfast is the normal as you would expect, I found myself having hashbrowns, beans and toast every morning, fortunately I’m not too fussy. They did have cereals ect but only dairy milk, I’m sure if I’d have asked they probably had non dairy milk but it wasn’t out at the buffet. The hotel itself is a bit tired, it was built in 1997 and doesn’t look like it’s ever had a renovation, nothing had changed in the 5 years since we did quarantine here, as mentioned for the price we weren’t concerned about this at all. The bathroom could really do with a refresh, or at the very least a deep clean, it wasn’t ‘dirty’ but you couldn’t see through the glass on the shower for the water stains, the tiles in the shower were heavily stained, the shower head had what looked like mould around it where it’s very old and mould has got into scratches, it looks like a shower that’s only had a wipe down clean for a long time and no real scrub down. The large jacuzzis we’ve had in both the rooms we’ve stayed in, don’t work as jacuzzis, so they’re just big bath tubs, incase you’re thinking a jacuzzi might be romantic or something, also the pipes and shower are very loud if you have anyone who would shower while others in the room are sleeping it will probably disturb them. On the subject of noise, again due to ageing seals on windows and doors etc, if there is noise outside, you hear it very clearly, same on the corridors. On one night someone played music outside at around 2230, not sure if it was someone on another rooms balcony or someone on the lawn below or the road outside, but it was loud. Another night, some ladies had a very loud conversation at 0230 in the corridor and that woke me up. The only thing I felt was of real concern was the balustrades on the balconies are severely rusted, if someone leans hard on one or falls on one, they are very close to breaking which will leave someone falling off a balcony. Overall I found the hotel cheap and cheerful, well located, nice staff and would definitely stay again if the price hadn’t risen by too much, if there were price rises, I’d probably look at some of the more up to date hotels in the area.

We purchased a grab one deal for 3 nights at this hotel and couldn't have been more impressed. The room on the second floor was enormous, with two queen beds, an armchair, dining table and chairs, bench with sink and a separate nook for suitcases. The bathroom was a little dated but again was large and roomy, with a double vanity and a surprisingly good shower. There was also a huge triangular bath in a separate room overlooking the racecourse, alongside a generous balcony with a table and chairs. Everything was spotlessly clean. We ate from the hotel restaurant room service menu twice during our stay and the food was excellent. Breakfasts were also great with a good variety of hot and cold options. What really made our stay though was that every staff member we interacted with, from reception, to food service to cleaning staff were outstandingly pleasant and helpful - even down to packaging up some belongings we forgot and advising us how to arrange for a courier to collect them! |This was exceptional value as a deal but we wouldn't hesitate to stay again in the future, even without a deal.

We had a lovely stay and will definitely be back. The large window overlooking the racecourse and lake made the room feel so peaceful, and soaking in the bathtub while enjoying the view was the perfect way to unwind. The beds were unbelievably comfortable—it honestly felt like sleeping on a fluffy white cloud. The room service meals and breakfast were both delicious and exceeded our expectations. While the accommodation is a little dated, it was spotless, well maintained, and fantastic value for money. We thoroughly enjoyed our stay and will definitely be staying here again.

Awesome hotel, loved our stay. Had a gym onsite. Large spacious room, with excellent beds, it was like "floating on a cloud". Friendly & helpful staff. Excellent food at the Attrium restaurant. Excellent location very close to city central. Value for money. Would definitely stay again and highly recommend this hotel. Only downfall is only being able to get 3 TV channels, otherwise, couldn't fault this hotel.

We stayed in a deluxe twin bedroom for two nights, and thoroughly enjoyed our experience. Our room was impressively spacious, clean and the beds were very comfortable. We had a wonderful view out from the windows and our balcony. The value was exceptional as we got a special deal which included free buffet breakfast and a $20 per night voucher toward food and beverages. The staff were friendly and professional. I look forward to staying here again and recommend it as a great place to stay for couples and families.

My family stayed 1 night while having a weekend away. Rooms were beautiful and clean, beds were super comfy I didnt wanna get up and breakfast the next morning was amazing lots of variety, fresh and relaxing atmosphere. There was some noise but it didnt bother us in the slightest family & pet friendly hotel that makes everyone feel welcome 🥰

I had a wonderful stay at Arawa Park Hotel Rotorua. The hotel was exceptionally clean, and the housekeeping team did an excellent job every day by making the beds, changing the linen when needed, cleaning the bathroom, and removing the rubbish. The dining area manager and all the staff were incredibly friendly, welcoming, and always happy to help. Their excellent customer service made our stay even more enjoyable. The hotel is in a great central location in Rotorua, making it easy to explore the city. It also has a large, secure car park, which gave us peace of mind. Considering the price, I think this hotel offers outstanding value and stands out from many other hotels in the same price range. The cleanliness exceeded my expectations, and I would happily give it a full 5-star rating. I highly recommend Arawa Park Hotel to anyone visiting Rotorua.
