We had a wonderful stay at B&B Luxury Rooms in Siena. The location is excellent, just a few steps from Piazza del Campo, making it the perfect base for exploring the city. The reception is located on the fourth floor, and the property has only a few rooms, which creates a cozy and exclusive atmosphere. Each room is uniquely decorated with great taste and attention to detail. My daughter and I stayed in a spacious suite with two large bedrooms, and we were impressed by the beautiful décor and the comfort of the accommodations. The rooms are very comfortable and well-equipped, including air conditioning, which was especially appreciated during our stay. Breakfast was included and was a nice way to start each day. The only minor drawback is that there is no elevator, so guests should be prepared to climb several flights of stairs. A special mention goes to Luca, whose service was impeccable. He is a wonderful host—friendly, welcoming, and always willing to help. Overall, B&B Luxury Rooms is an excellent choice for anyone looking for a comfortable and charming place to stay in Siena. We would gladly stay here again.

The facility was great! Maintained, clean and generaly beautiful.the breakfast is prepered according to personal preferences. The location is perfect - close to everything within few minuts of walk. Above all - the service was exeptinal. Luca is a kind, warm host. He was available and a great conversationalist. We had a great time and we highly recommend this place .

We stayed in this unique B&B and truly enjoyed our stay. We booked the Nobile Room with a very deserved write ups of the incredible views. Wake up each morning and enjoy a panoramic 360 view from 4 walls of windows which you can open to enjoy the weather as well. The suite has a separate private bath room downstairs with a sauna. The breakfast each morning was beautifully presented and was just perfect for us. It is on the 6th floor with lots of stairs and no lifts, but, it was great daily exercise!! It is situated right smack in the middle of everything and you can literally walk anywhere. Flavia and her husband Paolo are wonderful and gracious hosts. Flavia went out of her way to assist me, responded to my requests and gave us great recommendations. I can't imagine staying anywhere else in Siena. Thank you Flavia and Paolo for a wonderful stay!

Great location in Siena. Just few steps from city centre and main square. Staff (Luca and his fried) were extremely helpful - including their help with luggage. Positive aspect: rooms were cleaned during our few days stay. Remember that this B&B is on the 4th floor. Our apartment Brunello was quiet.

The best hotel room in Siena! We stayed in Nobile Room with 360 view, absolutely stunning! Very clean, great quality bedding, coffee machine, good breakfast! Flavia was very attentive and helped us to organize a nice bottle of Prosecco for our arrival as it was our wedding anniversary! Everything is within walking distance and one of the best restaurants in Siena is just round the corner from the property. We will be back again and will recommend to friends and family!

Great location and perfect for a short stay in Siena. Owner was friendly and responsive. My only complaint is that the wifi was intermittent and streaming via Netflix was unreliable. Rooms are also on the top floor with no elevator, but this is clearly stated by the owner and was not an issue for us.

We booked on America Airlines vacation site. The suite of rooms is a 5 flight walk-up, no lift. No concierge, all communication is remote via WhatsApp. Be prepared to carry up all of your bags. The room in the listing that we booked was top floor with the view. The room we received was not the top floor and with no view. It was ok, but not what we booked. The location has a number of different names for the same room types to add to the confusion of what room type one actually booked. We complained about the room that it was not what we booked. The owner’s wife totally gaslit us, after the toilet flusher fell off the the wall the husband came to our door. He broke the glass door knocking so hard. I opened the door to the very, very angry owner. He appeared to be trying intimidate me but much dismayed that I was so much bigger than he. He pointed the the broken glass in the entry door as if it were some one else’s fault but his own. I saw the entry door to the room next door also broken glass. He came in and fixed the toilet flusher. Told me I was rude to his wife. I suggested he read the WhatsApp exchange, that there was no inappropriate language. It was the only communication there was between us, all in writing in WhatsApp up to that point. I had proof she was not speaking the truth about my behavior. It was a very ugly exchange with the husband standing in the open doorway to our room. He was so angry and not the kind of person you want to have the key to your room while you and your wife sleep. My wife who was in the hotel business was listening to the exchange in the room behind me and was terrified to stay the night. We had not unpacked our bags. He finally left. We booked a nearby hotel for the night and left. We contacted American Airlines Vacations. They contacted the proprietor on our behalf but the inn refused to give a refund. I do not feel these folks should be in the hospitality business. It seems he is still trying to discredit and bully me from his reply to this review. This was my third trip to Siena. I have visited Italy on business almost 20 times. I am a seasoned traveler. I have never been treated this way before.
