A beautiful spot! We couldn’t have been happier with our stay here. The location is unbeatable (5 min from the Eiffel Tower!); there are snack, coffee and beverages available throughout the day; for breakfast fresh orange juice and croissant and other baked goods from the local bakery are served along with eggs made fresh based on your preference; rooms are made every day. The decor is exquisite and the owners are so welcoming. Also, there’s an elevator for luggage and a storage room. It’s very safe and super clean. Looking forward to being back soon.

A beautifully appointed B&B within walking distance of the Eiffel Tower. Comfortable luxurious bedding, lovely toiletries provided. Dimitri was wonderfully accommodating and made us breakfast when we needed to leave prior to the normal breakfast hours. Lots of small local restaurants nearby (walking distance). Would definitely stay here again!

What a fabulous time at B&B Relais 12bis! We were thrilled to be there as they reopened after 5 months of building and interior improvements. I was a guest in 2024 with all the family girls and was impressed that they made a home away from home even better. This time we were with two other couples. We each had beautiful and well appointed guest rooms. The B&B has five comfortable suites. Location was perfect for all that Paris has to offer. Loved that we could walk to the Eiffel Tower with restaurants galore! The owner’s Philippe & Oliver were the best. From booking, check in and day-to-day over the top care. Each morning we were treated to a delicious breakfast with all the trimmings - loved the made to order eggs. Most important was a true at home feeling and at the same time an exceptional service oriented experience! I can’t thank Oliver & Philippe enough for a week of the best care. I made the recommendation to book at the B&B to my friends - and they were over the top impressed!

Exceptional staff, accommodations, and breakfast; all a short walk to Champs de Mars, the Eiffel Tower, and several metro lines for quick access to the rest of Paris. Upscale residential neighbourhood with many good food options. Safe to walk at night.

The room was spacious and the heart of Paris near the Effiel Tower. The location was perfect with resturaunts and attractions everywhere. The bus stop was a block away and easy to find. The BB was just beautiful wirh so much old Parisan grace and beauty with all the modern comforts. The bathroom was large, great water pressure, rainshower, big thick comfy towels and robes with slippers. This family was so so nice! Phillipe, his son Oliver and cousin made you feel at home. Very private and very safe!! And the breakfasts are fantastic!! Fresh croissants, bagettes, french cheeses, french meats, smoked salmon and cooked real eggs to order. I can't wait tocome back!!

I can’t say enough great things about this little Bed and Breakfast! Rooms were very nice with comfy beds and bathroom and the breakfast was tasty every morning. The location is so walkable to everything without being overcrowded and we felt very safe. Oliver was our host and he was so delightful! He helped with reservations, suggestions for places to eat and see, and overall made our first time in Paris a very memorable experience. We will definitely be back!

We had a wonderful stay here and would gladly come back! The hosts were incredibly kind and welcoming, even letting us check in early, which we really appreciated after traveling. Breakfast was delicious each morning, and having a fridge stocked with complimentary drinks available at all times was such a thoughtful touch. Their hospitality truly made us feel at home. We highly recommend staying here if you’re visiting Paris, the location is absolutely perfect!
