Definitely not 4 stars as advertised, very misleading. Don't expect a friendly welcome greeting if checking in past 6:30p. They are not a chatty couple. The innkeeper couple will just leave you the key. And don't expect a gourmet breakfast either (served between 8-9 am), like a nice B&B in the US does. Their coffee tastes like mud. It's a very simple breakfast layout. Better to drive 3 minutes into town and go to Flo & Co. for a really good breakfast. Room was ok, we were in Room 9, the oceanfront with balcony. This is an unnecessarily expensive hotel, it's the view that you really pay for. Don't expect friendly service, and the room temperature control, you have to notify the innkeeper, he sets it on his phone app, so if you want to adjust the temp in the night, you can't. To the innkeepers, tourists coming from far away, paying a good price expect more room amenities, a gourmet breakfast and at the least, a good brand bold coffee. The only reason to stay here is a good view (in a couple of rooms), but then again, there are other hotels/motels along the esplanade to choose from. I would never stay here again and not recommend.

Lovely, warm friendly welcome from the owners, Debbie and John. We arrived early via train and were able to go into our courtyard room early which was appreciated. It was comfortable, clean with a good shower and ideal for our two night stay. Perfect location with lovely views to the sea. I have coealics and emailed when booking to request gluten free items which were available, bread and cereal. Yoghurt, fruit, ham, boiled eggs and cheese were also available with plenty of coffee. Sufficient to have a good breakfast. We enjoyed our stay here and would recommend.

It's really tough to leave a low scoring review as John was such a welcoming host. This was booked on as part of our trip to NZ, so we didn't know what really to expect. Calling this hotel "boutique" is probably a bit far off, and the rooms in the courtyard are very budget like. I'm not sure what the rooms in the main house are like, but the rooms in the courtyard, I would advise on staying clear of. Great parking and location to the sea, but a very poor breakfast and rooms let this place down unfortunately.

We were recently at the Kaikoura Boutique Hotel for our honeymoon, and had a fantastic experience. We arrived after business hours and had a smooth check-in, and the hotel started breakfast for us early the next day because we had an early morning tour. Really friendly management, clean rooms, and good food. About a 15-20 minute walk into the heart of town, but conveniently located next to many of the dolphin and whale tour centers.

We are a couple of north island Kiwis, enjoying what upper south island has to offer. We stayed in the smaller courtyard facing unit, which was clean, fresh and with a delightful flower filled tree shaded courtyard that allowed you to enjoy the outside space. It was peaceful and quiet. For us, boutique, means to offer something different, and we had a fantastic stay in this hotel. The breakfast room and lounge offered beautiful views of the kaikoura coast. Johnny, Deb (and Harry) were always on hand to chat with you. Thanks for giving us a place to rest, before returning home. Excellent property. Our waterfront room with balcony was immaculately clean and well appointed. The bed was extremely comfortable and Deb provided extra pillows at our request. Our hosts (Deb and Johnny) are seasoned veterans in the hospitality business and are friendly, gracious, kind, and accommodating. The included breakfast was lovely, and we appreciated that there is a pay as you go bar downstairs as well as a beautiful courtyard with lovely flowers (where there is also a filtered water fountain for filling up your water bottles). They thoughtfully provided wool throws to make going out on the balcony with a cup of tea a very pleasant experience. In fact that’s how I watched the beautiful sunrise this morning! Convenient off-street parking is available, and I loved that we were not in the midst of the busier portion of Kaikoura Town, but instead had a gorgeous unobstructed view of the esplanade. My husband and I were extremely pleased with our accommodations and we would happily return here on a future trip to lovely Kaikoura.

Perfect location on the waterfront. A few minutes walk to the town centre. I was warmly greeted by John, who together with Debbie contributed to a very pleasant stay. Good parking facilities for guests. Good Internett. I had a room in the garden behind the main entrance. Room was spacious, spotless clean, good bed, very quiet so perfect sleep quality.

We stayed in room 9 upstairs with water views and a balcony. Lovely fresh and clean hotel. John and Debbie made us feel very welcome. Loved everything about it.
