I recently had a disappointing experience at this hotel. We stayed one night and overall, the stay was good. However, we lost a baggage from the offloading from car to our hotel room. Because as per our random click, we had this bagged before check in. I strongly suspect the bell boy took it while offloading our baggage from the car, as I was busy with reception formalities We checked in around 9 pm, and immediately reported the issue to reception and requested to check CCTV footage, but they were very rude, not helpful at all, kept delaying and didn't provide any concrete response. The manager eventually showed us a photo in his mobile, of the bell boy with our other luggage in the lobby, which obviously not having my missing bag. When I asked to see the video footage of the offloading process, the manager refused, suggesting we go to the police station instead then we will show. I asked them that they should have told this at early hour, now at 2 am where will i find the police station but instead of helping, he kept telling at me with zero sense of hospitality. And it was clearly looking like they were hiding something. As a visitor with small kids, and unfamiliar with the area, it was challenging to take further action at 2 am. And we had to leave next morning from the Riyad. So i couldn't do much. I'm sharing this to warn others to be cautious when booking this hotel and to keep a close eye on their belongings. They manager and reception staff name by Mr. Tem was very rude, not having a sense of empathy towards guest

Very good and spacious for 60m2 room. Swimming pool.ok. Breakfast is excellent. Recommend for family.

The room is old and hot especially in the summer. My first room was too hot and i requested to change to another room which is much cooler. The room looks run down and old. Breakfast was subpar.

Booking online will offer discount. En-suite apartments are good to stay. Tidiness is an issue. I found mosquito. No room upgrading….. no smile service….. annoying smoker smokes at the front gate! Two bathrooms are very convenient if you have visitors. Service is terrible. Comparing to Element by Westin in Doha Qatar. Similar hotel has different services. Washing powder is not provided. Element sent whole housekeepers to clean my room. Without notifying, this hotel won’t do housekeeping. Even Aloft actively offers housekeeping service…… I don’t understand why this hotel is a Hyatt branded residence. But it is much better than other service apartment in Riyadh.

So upon arrival at the hotel they were overbooked so checking in took an age. We were told they were cleaning the rooms. The concierge were rude and unhelpful. When we arrived into the room we wanted a cup of tea so used the tea making facilities in the room. There was no milk...so we asked for the normal powdered milk for our tea....there was response was we don't provide that. I mean who doesn't provide milk!!!. There were also no towels in the room. When we asked for towels we were told they ran out of towels and it would be a short while!!! We waited from check in 2pm until 7pm and still no towels.... When leaving the hotel for dinner we mentioned the towels and again they all looked at each other as to wonder who will fix the problem. When I finally got my room...the second room...I wanted to get some rest. Outside my room they decided to start drilling and shouting to do some repair work.... It was just so inconvenient. In the morning breakfast was sun standard with bell boys dipping into the breakfast with barehands... It was just unbelievably unpleasant and unprofessional. It was at this point I decided to check out early as this level of service was unacceptable. When I complained it fell on deaf ears. They gave me the email to complain to but didn't want to address it themselves. Eventually khaani the manager came down with a smile...didn't address any issues he just said he would issue the refund via Expedia...he also said feel free to leave if you don't like it here!!!!! After they ignored me and left me to get my luggage from the 11th floor into my taxi myself with no help at all A very poor hotel which has no idea about customer service. I would never recommend this hotel ever!!!

Service apartments are decent, but the prices at the front desk are significantly higher compared to those on Agoda and Booking.com. The staff is friendly; however, the local front desk staff need to be more proactive, supportive, and speak in English not only arabic.

My stay at Hayat Buyutat, Riyadh, was one of the worst hotel experiences of my life— zero customer service, disrespectful treatment, and misleading room conditions. - No basic courtesy — no greetings, no assistance. When I asked for an extra water bottle at 4:30 AM, they reluctantly gave me just one (only two were provided initially). - Check-in was an interrogation, not a welcome. The receptionist falsely claimed I had booked a studio, not the standard double room I paid for. Even then, the bed was queen-sized (not double). - Facilities were inaccessible — the gym only opened at 9 AM (useless for early risers), and no staff were available to assist with basic requests. - Not worth the price - at 100 CAD per night, this was a complete rip-off. A budget motel would have offered better service. A 4-star hotel should provide basic hospitality, but Hayat Buyutat failed at every level.
