Truly a five-star experience with wonderful views of the lake! Friendly, welcoming and attentive service throughout our stay. Spacious room with very comfortable bed and plenty of amenities. Great breakfast including deliciously prepared made to order hot options. Enjoyed the hot tub as well as beautiful grounds. Conveniently located in Rotorua.

I really wanted to love Black Swan. It has all the ingredients to be a beautiful boutique hotel, but unfortunately it didn't live up to the premium price. The grounds are stunning, the rooms are charming and full of character, and several of the staff were genuinely warm and welcoming. We appreciated the complimentary minibar, the delicious chocolates, and the thoughtful snacks given to our children for the drive home. Those little touches were lovely. Unfortunately, the service was inconsistent. Our room wasn't serviced on two occasions, and after specifically requesting housekeeping because we'd run out of toilet paper, we returned to find it still hadn't been done. Despite several explanations, the room was cleaned immediately once we raised it again, which didn't feel like the level of service you'd expect from a boutique luxury hotel. The beds weren't particularly comfortable, the pillows were thin with no extras provided, and noise from neighbouring and upstairs rooms kept us awake late at night and woke us early each morning. Breakfast was also underwhelming. The cooked options were the highlight, but the coffee machine was out of order one morning, and even when working, the coffee wasn't great. Parking was another frustration, with limited spaces and several occasions where we couldn't park or were blocked in. Overall, Black Swan has plenty of charm and potential, but it falls short of delivering the boutique luxury experience its price suggests.

We had the best stay at The Black Swan! Everything was perfect from the moment we were greeted at check in by Monica and Matthew, such warm and friendly staff accommodating all of our desires. The breakfast was delicious and plentiful and Tessa was so sweet and attentive in the dining area and made sure to accommodate our vegan diet with an amazing hot and healthy breakfast, and perfect oat milk lattes! We appreciated the large and varied fruit bowl at the front door and most days staff would greet me with some decadent local dark chocolate! The rooms are spacious, clean, and so comfortable, and the snacks and drinks flow freely here. Hot tubs are a lovely way to cap off the night, clean and quaint with lovely views of the gorgeous lake! The black swans were a bonus! Will definitely recommend to all! Thank you to all the amazing staff for an excellent stay!

The Black Swan Lakeview Hotel is a gem, and it’s easy to see why from the moment you arrive. The grounds are simply beautiful — lush, well-tended gardens create a peaceful atmosphere that invites you to slow down and breathe. There are plenty of lovely spots scattered throughout to sit, relax, and soak in the tranquility, making it the kind of place you never want to leave.|But perhaps the most magical moments of the stay were greeting each morning from my balcony with a breathtaking sunrise — the kind of view that stops you mid-sip and reminds you exactly why you travel. Equally unforgettable were the evenings spent by the in-room fireplace, watching the sunset paint the sky while the fire crackled beside me. It was thoroughly special, the sort of quiet luxury that stays with you long after you’ve checked out.|The outdoor amenities are a real highlight. The hot tub, perched with a gorgeous view over the grounds, is the perfect place to unwind after a day of exploring Rotorua. The swimming pool is equally inviting — well-maintained and just the right touch of resort luxury.|The staff deserve special mention. Friendly, warm, and genuinely helpful, they set a welcoming tone throughout the stay and made every interaction a pleasure. A nice bonus: the minibar was refreshed daily, a small but appreciated touch.|Dinner was a true standout. The dining room is excellent — both in atmosphere and on the plate — and made for a memorable evening. And for those practical travel needs, the laundry service was impressively efficient, with a fast turnaround and results that were just right.|Whether you’re seeking rest, scenery, or simply a beautiful base for your New Zealand adventures, the Black Swan Lakeview delivers on every front. Highly recommended.

Our stay at the Black Swan Boutique Hotel in Rotorua was outstanding. The views over the lake are spectacular, framed by beautifully maintained gardens that create a peaceful, elegant setting. The rooms are large, comfortable, and very well appointed, with thoughtful details throughout. Breakfast each morning was excellent and made to order, a perfect way to start the day. The service truly sets this hotel apart. Star and Manika were exceptional—welcoming us at check-in and check-out, serving breakfast, and helping with dinner reservations in town, all with incredible grace, professionalism, and ease. The hot tub/spas were pristine and luxurious, with stunning lake views that made it hard to leave. While the hotel is slightly outside town, the location is ideal for a relaxing getaway and for fully appreciating Rotorua’s natural beauty, especially the geothermal steam rising off the lake. A beautiful, serene property with exceptional service—we would happily stay here again.

In Rotorua, this is my go-to accommodation for my clients. I'm a Travel Advisor promoting New Zealand from the US. The property is lovely - rooms, grounds, common areas, pool & hot tubs. It sits on the lake with spectacular views back to the city where you can see the geothermal steam rise; however, you do not smell it out there. Attention to detail is everywhere - from the bedding, to gardens, to food and beverage - outstanding! It's a very peaceful place to rejuvenate. This will remain a must for my future clients to stay.

Our stay at the Black Swan Lakeside Boutique Hotel was nothing short of magical and without question the highlight of our visit to New Zealand. From the moment we arrived, we felt completely pampered. The property itself is enchanting, with beautiful, peaceful and impeccably maintained gardens overlooking the lake. The rooms were luxurious and well appointed, with thoughtful complimentary touches that made the stay feel genuinely opulent and special. For anyone creative, this place is pure inspiration. My partner, an artist, was so moved by the tranquil surroundings that he spent an incredible afternoon painting the landscape overlooking the lake. What made the moment even more special was the encouragement and warmth shown by the staff, who genuinely seemed delighted to see guests embracing the beauty and calm of the environment. We simply cannot speak highly enough of the incredible team at the Black Swan. Star, Tina, and Manika were absolutely delightful. Their level of customer care and genuine hospitality was exceptional. We were treated not like guests, but like family, and that warmth stayed with us throughout our entire stay. Our final night, we chose to stay in and dine at the onsite restaurant, and it was the perfect way to spend our last evening in Rotorua. The atmosphere, food and setting overlooking the lake made for such a memorable and relaxing evening. Breakfasts at the restaurant each morning were also so lovely and such a peaceful way to start the day. As first-time visitors to New Zealand travelling through the North Island, this stay left a lasting impression on us. We fully intend to return one day to explore the South Island, but there is one very special place in the North Island we already know we will return to, and that is, the Black Swan. Thank you to the wonderful team at Black Swan. You truly understand hospitality and deliver it beautifully.
