An excellent stay at Sintra 1012 Boutique Guest House. The guest house itself is located in the historical centre of Sintra but away from the crowds. My room was large, comfortable and old fashioned in a nice sort of way. The host was friendly and helpful and it was set at a reasonable price.|The only slight negative was that breakfast could be a little more extensive and possibly better choice of breads and cereals. Coffee was not particularly tasty. These were only little niggles as everything else was fine.|Overall, a comfortable, quaint place to stay at a good price. Just be prepared to walk a little way when you arrive as Uber isn’t allowed in the historical centre.

This property is truly a hidden gem, ideally located just minutes from Quinta da Regaleira and within easy walking distance of the historic district. Upon arrival, we were pleasantly surprised with an upgrade to a larger room featuring a private balcony. The room was exceptionally spacious, impeccably clean, and very comfortable. Karen and her staff provided a warm and welcoming experience throughout our stay. Breakfast was included and featured an impressive selection of homemade items, including fresh juices, pancakes, cheeses, and many other delicious offerings. We thoroughly enjoyed our stay and would highly recommend this property to anyone visiting the area.

Unique design. Facility is slightly dated. Location is okay, require slight walking to get to main roads.

Looks cuter than it was. Stayed there for two nights in November. Be aware that the reception is open only for a couple of hours to check in and that you can only store luggage until 17 on day of check-out. Not recommended for those with car (but I would never recommend someone to enter Sintra with a car!). When I arrived, I was given a room "upgrade" which I tried to refuse as it was right next to the reception/main entrance/breakfast area and I wanted something more private (like the smaller room that I booked), however they were apparently all full. Maybe the other rooms are more comfortable, but Room 1 has its faults. While it is certainly big, it does open right onto reception and the door is not insulated. It was extremely damp/humid and there was no way to air out the bathroom, from which came always came a bad odour. Breakfast looks cute in photos, but the quality was supermarket-brand of everything (surprising given the infinite really great breakfasts I've had in Portugal in even much cheaper accommodations). Waffles? Great idea, but not when they are not cooked well and they are paired with ice cream toppings. Breakfast room is absolutely freezing in the winter. I skipped it altogether the second morning. Honestly, for this price, I would go to either a more modern structure or one with old-style charm but higher standards. Maybe in summer it is more comfortable? The two young ladies working at reception were kind.

We had a wonderful 2-night stay at the Sintra 1012 Boutique Guest House in March. We had the family room, which was perfect for our family of four (two adult, two teens). It was very spacious, clean, comfortable and felt like a home away from home. Karen was a great host and breakfast was excellent. We especially enjoyed the freshy squeezed juice. On our last day we had to leave early and were provided take-away breakfast which was thoughtfully packed and much appreciated. The location was prime - steps away from everything you'd want to see. Thanks for a great stay!

A very cozy hotel located right in the center, which makes it super convenient to get anywhere in Sintra. The place is small, clean, and has a lovely atmosphere, with very friendly staff. We were even given a free upgrade, which made our stay extra special, we were so happy! The breakfast is a small buffet-style option; we didn’t try it, but it looked good. I recommend this hotel for your stay.

Incredible value. This location was perfect- close to all the castles, cafes and bars. Staff was incredibly friendly and helpful and the room was spotless. The interior of the Bed and Breakfast was classy, decorated with both mid-mod and vintage furnishings and art. The En Suite room was very spacious with plenty of seating and a coffee maker, great A/C and a bed that was so plush and comfortable. The breakfast had more options than expected and was delicious with hot eggs, cold cuts, pancakes and more! After a less pleasant stay at another property in Sintra, I highly recommend this place for your Sintra holiday.

Right before I arrive at a new place where I've never stayed before, I often wonder what it will be like and whether I'll be pleased with the booking I had made, sometimes many months before. When my wife and I arrived at Sintra 1012 Boutique Guest House, we were immediately delighted with the pleasant ambience and friendly staff. The location is very convenient, quite close to restaurants and the town center. Our room (premium studio) was superb, very comfortable and private. If we ever go back to Sintra, I know where I'd stay again!
